This Cape Cod bed and breakfast is only minutes from beautiful Sandy Neck Beach, one of the top 5 beaches on Cape Cod!

This Cape Cod Bed and Breakfast is fun, with eclectic furnishings and full of historic charm. It is a welcoming and pleasant place to stay while you are visiting Cape Cod with a fantastic, warm owner.

Guestrooms

There are four guest rooms in total: On the first floor, is the Library Room which features a queen bedroom and private bathroom with shower. On the second floor are two queen bedrooms and one single guestroom with one hallway bathroom with tub and shower. Guests can rent one queen room for two people with private hallway bathroom or rent both queen guest rooms for four people (or all three rooms for up to 5 people) with one shared hallway bathroom, perfect for families or friends travelling together. The bath is only shared with people travelling in your party.

The guest entrance is off the large farmer's porch at the front of the house

Fresh linens and towels are provided. There is a sitting room upstairs for guests to relax in and watch TV. Downstairs, there is a queen guest room with private bath. 

2nd Floor Room Rates:

Queen room for 2 (2nd floor) w/private hallway bath and sitting room: $149 per night w/full breakfast.

Two Queen rooms and shared bath: $289 per night w/full breakfast. Maximum 4 people.

Two Queen rooms and one Single room for up to 5 people: $355 per night with full breakfast.

First Floor Room Rate:

Library Room: First floor queen bedroom with private bath. On the first floor, there is a spacious queen-size bedroom with its own private bathroom. Rate: $155 per night including breakfast. 

This charming Cape Cod B&B has a large kitchen is located at the back of the house with views of the backyard, the barn and the back porch. Guests may have access to use the refrigerator/freezer, gas stove, electric convection oven, coffee maker, dishwasher and sink if they let us know prior to arrival. 

Wetland and conservation area surround the B&B with an abundance of songbirds, red tailed hawks, and waterfowl. The large side yard is dotted with apple trees and, with an expanse of lawn, is a nice place for children to play games and have fun.

The nostalgic Old Village Store is only two doors away with a deli, a selection of wines, and various other items that you may need. The village library is also right next door. There are many restaurants located right nearby, as well as within just a few miles on Old Kings Highway (Rt. 6a) and off the Mid Cape Highway (Rt. 6). A new children’s playground, built in 2010, is less than a block from the house.

Massage services are offered on the premises. There is a yoga studio just around the corner. Other holistic services are offered as well. Please inquire.

PLEASE NOTE: The owner does have a cat in residence in the owner's part of the house and chickens outside. Not suitable for people with pet allergies.

If within 14 days prior to arrival (30 days for stays of 7 or more nights), the deposit (minus a 10% or a minimum of $25 service fee) is only refundable if the accommodation can be rebooked for the same dates.

Ed's B&B in Barnstable was unbeatable. The location was wonderful, within easy driving distance to shops, beaches, and the main high way. The house had wonderful character and was clean and inviting. Each morning, we woke up to a delicious home-cooked breakfast in the dining room with hot coffee, eggs, bacon, pancakes, etc. Ed and his friends were welcoming and inviting and offered great tips on things to do and see on the Cape. Would definitely return!

We stayed at Ed's place for two nights and the experience was wonderful. It was very convenient to go around Cape Cod from Ed's place. The room was clean, spacious and well decorated. And we really enjoyed the tasty breakfast prepared by Ross (Ed's son).

Very quaint little house and very rustic. Amazing hosts, great recommendations and loved the fresh farm eggs and strawberry pancakes! Pretty close to Hyannis and Sandy Neck beach in a quiet neighborhood in W Barnstable. No internet in the house but you can connect to the library internet from the. would definitely stay here again.
